• Promote your home in our comprehensive marketing program
• Photograph the furnished property. Note selling features for property description
• List on our independent proprietary website – Naplesway.com - the principal information/reservation vehicle for your home
• Advertise on a range of websites featuring Naples Rental Properties including VRBO/the Home Away Group, Floridarentals.com, Vacation Rentals.Com, Booking.com, Zillow,etc
• Distribute your property listing to our proprietary list of tenant prospects
• Negotiate and prepare lease agreements between owner and tenant; manage completion of documentation including Community Approval/Club Transfer
• Collect all deposits and disburse funds, county and state taxes, application/transfer fees, departure cleaning fees and security deposits
• Ensure unit is tenant-ready before move in – arrange season opening inspection and pre-clean (owner’s expense), if necessary. Coordinate same between subsequent tenants. Authorize release of any security deposit back to tenant – document and substantiate any deductions to tenant and owner, or claim on damage insurance policy
• Handle any issues guests may have while in residence and complete any repairs with our licensed contractors, with owner’s permission
• Promptly release net rent proceeds to owner . Prepare annual 1099 accounting of net rent proceeds to owner and also submit to IRS. Pay sales taxes to requisite tax authorities
